The Building
No. 03 / The Bond Street Collection

A quiet kind of Mayfair.

Not the Mayfair of guidebooks. The one residents know, on a side street the crowds never quite find.

Cross Oxford Street at South Molton Lane and the noise drops within fifty paces. The shopfronts give way to Georgian terraces, the pavements to flagstones, and the city shrinks back into something closer to a village. This is the corner of Mayfair that residents keep to themselves, four minutes from Bond Street station and yet, on most weekday evenings, almost entirely still.

The building itself is one of the originals. Five storeys of Portland stone above ground level, restored to its 1820s detailing in a quiet two-year refurbishment completed in 2022. The cornices were rebuilt by the original method. The sash windows were stripped and reglazed for acoustic insulation without altering the streetscape. The lift was added discreetly behind the original staircase.

Inside, the architects chose to lean into the building rather than against it. The herringbone flooring is solid timber laid in the period pattern, not engineered veneer. The brushed-brass fittings throughout the kitchens and bathrooms are by the same London foundry that has supplied the surrounding clubs and houses for three generations. The bathroom tiling, in herringbone again, is hand-cut Carrara from a single quarry near Massa.

What this means, in practice.

None of that matters unless the place actually feels like somewhere to live. So here is what the building gives you. High ceilings on every floor. Light from two aspects in every apartment. A working kitchen with a proper extractor and full-size dishwasher, not the half-spec equipment most serviced buildings make do with. Beds that are firm, made up with linen rather than polyester. A walk-in shower that runs hot at full pressure from the first second.

The concierge desk is staffed in person from 8am to 7pm, Monday to Saturday, by a small team who actually know the area. They will take a delivery, recommend a tailor, book a restaurant table you would not otherwise get, and call a doctor at midnight if it comes to that. They will also, more usefully, leave you completely alone if that is what you would prefer.

Who tends to stay.

Most of our guests are between assignments, between homes, or between countries. Diplomats relocating. Heads of family in town for the Season. Executives on six-month placements. Two of our current residents are authors. One is the principal dancer of a company none of us are allowed to name. The longest single stay on record was twenty-two months.

What they have in common is a preference for a residence that behaves like a home, not a hotel that has been redressed to look like one. There is no lobby bar. There is no breakfast buffet. There is no music playing in the corridor. There is, instead, a building that has been quiet for two hundred years and intends to stay that way.

The brief was simple. Restore the building to what it was, then make it work for the way people actually live now.
